Tivoli, N.Y. | $1.795 Million

A 2023 house with three bedrooms and three bathrooms, on a five-acre lot

This house is about 10 minutes from the center of Tivoli, a Hudson Valley village with a bakery, an Irish-style pub and boutiques selling a number of things, including yarn and locally made housewares. It is also about 10 minutes from the village of Red Hook, which has a diner in a vintage train car and a public high school.

Driving to the Amtrak stations in Rhinebeck or Hudson takes about 20 minutes; from there, the trip to Manhattan takes an hour and a half to a little over two hours. Driving to NYC takes about two and a half hours. Albany is about an hour away.

Size: 2,150 square feet

Price per square foot: $835

Indoors: The house is set back from the road, with a driveway leading to the garage. From there, a path leads to the house and the glass front door opens into an entry hall with access to a mudroom that holds a washer and dryer.

Beyond the entry is an open living space with a sitting area, a dining area and the kitchen. The sitting area, at the far end, is anchored by a Danish wood-burning stove and, like the rest of the living space, has high, wood-beamed ceilings and expansive floor-to-ceiling windows overlooking the deck and the surrounding landscape. Behind the sitting area is space for a dining table. A center island with an integrated sink and seating for four separates the dining area from the kitchen, which has Thermador appliances.

The bedrooms are on the other side of the house, off a hallway extending from the kitchen. The primary suite, at the far end, includes a bedroom with enough space for a king-size bed, a walk-in closet, windows overlooking the grounds and a bathroom with a double vanity and a walk-in shower with a glass door.

The bedroom next door currently holds two twin beds. The third bedroom, across the hall, has an en suite bathroom with a combined tub and shower. Another full bathroom and a den are also off the hall.

Outdoor space: Glass doors in the living space open to a deck with a built-in kitchen and ample space for a dining table, facing a saltwater swimming pool. The grounds are landscaped with wildflower fields and mature trees. The detached garage holds two cars.

Taxes: $23,236 (estimated)

Signal Mountain, Tenn. | $1.78 Million

An 1892 Shingle Style house with four bedrooms, two and a half bathrooms and a detached garage with a loft and a full bathroom, on a 1.1-acre lot

This house is one of the oldest in Signal Mountain, once a popular second-home destination for wealthy Chattanooga residents. Today, the town is a mix of full-time residents and vacationers drawn to the hiking trails and mountain views. The home, which began life as a smaller stone structure, was later expanded into two levels and recently updated by an interior designer from Charleston, S.C., with furnishings that are available to buy.

It is less than a 10-minute drive from the town’s public library, a grocery store and a handful of restaurants. Chattanooga is about 20 minutes away. Driving to Nashville or Atlanta takes about two and a half hours.

Size: 3,269 square feet

Price per square foot: $545

Indoors: A low stone wall with a gate separates this property from the street. Behind the gate is a path to the front porch, which is big enough to hold lounging and dining furniture and offers views of the landscape in the distance.

Beyond the threshold is a living room with hardwood floors, a staircase to the second level and a fireplace with a sandstone chimney flanked by arched doorways to a windowed dining room. The dining room connects to a large kitchen with high ceilings, dark green walls and cabinetry, stainless steel appliances, a center island topped with butcher block and access to a terrace.

Off the kitchen is a breakfast room that also has access to the terrace. It connects to a powder room and a family room with a fireplace.

All four bedrooms are on the second level, reached from the staircase in the living room. The primary bedroom, to the left of the landing, has wood-beamed ceilings, a fireplace and a windowed walk-in closet with a dressing area; the en suite bathroom has a double vanity and a walk-in shower. Another bedroom, currently used as a sitting room, can be reached from the primary bedroom or the hallway. The third and fourth bedrooms, across the hall, share a bathroom with a combined tub and shower.

Outdoor space: The terrace off the kitchen and breakfast room has a lap pool and space for a lounge area. Across an expanse of lawn is the garage, which has an open lofted area and a full bathroom on the second floor; the lower level is heated and cooled, with three parking spots.

Taxes: $4,908 (estimated)

Denver | $1.8 Million

An 1891 limestone house with three bedrooms and two and a half bathrooms, on a 0.1-acre lot

This home in the Potter Highlands neighborhood, known as the Mackay House, was built by Hugh Mackay, a Scottish mining engineer, as a wedding gift for his bride, and remained in the Mackay family until the early 1990s. Like the neighborhood, it is listed on the National Register of Historic Places. The most recent owner spent decades updating it, retaining much of the historic character and many of the original materials.

It is less than a five-minute drive from Denver North High School, Valdez Elementary School and Highland Park, which has a library, a playground and basketball courts. Downtown Denver and the Colorado State Capitol are about 15 minutes away.

Size: 2,239 square feet

Price per square foot: $804

Indoors: From the street, a paved path steps up to a covered porch. The front door opens into a foyer with a grand staircase that retains its original carved banister, leaded-glass windows and floors covered in handcrafted tile from Spain.

To the left, through a wide doorway, is a living room with quarter-sawn oak floors, more leaded-glass windows, an original silver-plated chandelier and a fireplace with an original mantel. The oak floors continue through another wide doorway into a family room with leaded-glass windows and a fireplace with an Arts-and-Crafts tile surround.

The dining room, off the family room, has hand-painted wallpaper and a Duffner & Kimberly pendant light fixture dating to 1905. This space is open to the kitchen, which has custom wood cabinetry and a backsplash made of early 20th-century French tile. A powder room is also in this part of the house.

All three bedrooms are on the second floor. The primary suite has leaded-glass windows overlooking the yard, a closet with custom storage and a bathroom with a combined tub and shower and walls finished in Art Nouveau-style Villeroy & Boch tile dating to around 1905.

The bedroom next door has a large closet. The one across the hall has a Murphy bed. They share a bathroom off the hallway with a walk-in shower that has an elaborate tile fresco; a vanity made from a 1920s French sideboard; and a closet that holds a stacked washer and dryer. Both bathrooms on this level have heated mirrors.

Outdoor space: Behind the house is a covered patio big enough to hold a dining table and a grill. The yard surrounding it is landscaped with rose bushes and raised planters. A short path leads to an original stone carriage house that could be converted into a garage or guesthouse.
